  1. Help clients buy, sell, and lease residential and commercial real estate.

  2. Monitor on market deals over time.

  3. Identify specific off market acquisition targets and pursue them over time.

  4. Perform underwriting, and due diligence.

  5. Manage communications and test pre-acquisition and disposition assumptions with the clients, tenants, investment sales and capital markets brokers, lenders, attorneys, property managers and other service providers, cities and other government agencies.

      3. Management of service providers and activity inclusive of:

a)      Property management for each location.

b)      Capital markets mortgage brokerage to finance and re-finance investments and maximize cash flow.

c)      Insurance companies inclusive of claims management and annual renewal process.

d)      Property tax reduction service providers.

e) Other vendors as needed.

      4. Operating budget management inclusive of loan agreement debt compliance.

      5. Capex budget management inclusive of:

a)      Budget creation.

b)      Project implementation.

2.      Coordination with lenders with respect to capex draws and loan compliance requirements.
